Texas Real Estate Commissions

Texas Real Estate CommissionsTREC or Texas Real Estate Commission is a government body that was created in 1949 to administer four specific laws such as real estate license act, real estate inspector act, residential service company act and Texas timeshare act.

TREC regulates activities of real estate brokers, salespeople, inspectors, residential service companies, timeshare developers and education providers for real estate and inspection courses. Main purpose of TREC is to protect legal rights of citizens of Texas and provide them with honest, trustworthy and competent real estate service. The commission reviews programs dealing with education providers for real estate and inspection courses. It tries to identify and regulate errors and drawbacks present in it.

TREC has made it mandatory for real estate brokers and salespersons to maintain specified levels of education in order to hold a valid license to work as a real estate agent. Provisions of real estate license act and rules of Texas real estate commission are binding on all real estate agents and professionals in order to provide customers with a competent and honest service. TREC also gives licenses to real estate inspectors, agents, residential service companies and real estate schools. This commission also does registration of timeshare properties.

Texas Real Estate Commission has statutory relations with three state entities namely, real estate center at Texas A&M University, Texas department of savings and mortgage lending and Texas appraiser licensing and certification board. The commission has partnership with Texas A&M University’s real estate center for conducting research along with some education projects. It also appoints two members to mortgage broker advisory committee of Department of savings and mortgage lending. Issues relating to real estate licensees and mortgage brokers are resolved by cooperating with this agency. Commission also has signed a memorandum of understanding with Texas appraiser licensing and certification board under which it provides administrative support to them, which is approved by their governing bodies.

Home Staging For SuccessHome Staging: Increasing the Perceived Value of Your Home

When we talk about staging your home we don’t mean hiring out a Broadway musical group and letting them set up in your living room. What we do mean is getting your home ready to show for potential buyers. Staging has a remarkable effect on potential buyers! Homes that are clean and uncluttered are much more likely to sell than ones that look like they might have barely survived a hurricane.

In fact many experts say that staging your home properly can not only help you sell your home, but it can actually increase the perceived value of your home and allow you to sell it for more money!

Staging can be difficult, particularly when you still live in your home. Here are some quick tips to get you on the right track:

* First clean the home from top to bottom – this includes removing clutter

* Step outside your body and the front door! (See below for explanation)

* Conduct a buyers’ walk through

* Remove extra items identified in steps above

* After you are certain the home is clean, hire a professional to clean the home, including the carpets! A professional cleaner is likely to find areas that you missed!

* Be sure the trees are trimmed and the lawn is mowed. Turn on the sprinklers for five minutes 30 minutes before an open house. It makes the lawn and driveway sparkle!

* Set the dining room table with attractive linens and dishes

* Arrange fresh flowers and have a fire in the fireplace in fall and winter

* Add extra lamps in dark rooms or dark corners, and turn on the lights when you show the home to prospective buyers

Buyers’ Walk Through:

With this step of the process you want to step outside your body and become a potential buyer. You can help “solidify” this thought by physically stepping outside your home and ringing the doorbell – as if you were a guest! When you are admitted to the home walk through it carefully, like it was your first time seeing the home. If you see personal family pictures, posters, tax documents or other items that are more of a personal nature than a professional nature, make a comment such as, “Oh what a lovely picture of your son!” Or, “I see you just finished your taxes.” Have the person who is ‘showing’ the home take notes.

When your walk through is complete take a look at the notes. Consider removing those personal items unless you are absolutely positive that a complete stranger would appreciate the item in question – like perhaps a quaint avatar of the family that was professionally done.

Remember, you want the potential buyer to view the house as a home, but not your home! You want them to start thinking about it being their home.

If you are conducting an open house, bake some cinnamon rolls about the time the open house starts. Place them on a nice plate on the table and re-warm them in the oven as needed.
